INTRODUCTION TO RIVIERA TOWERS AND WEST NEW YORK

Riviera Towers ("RT") is located at 6040 JFK Boulevard East, West New York, New Jersey, atop the Palisades cliffs overlooking the Hudson River. Riviera Towers is located about 2 miles north of the Lincoln Tunnel and 7 miles south of the George Washington Bridge. It is the tallest and most prestigious owner-occupied apartment building in West New York, with 34 stories and 428 apartments, including studio, one, two, and three bedroom units. A concierge staffs the lobby 24 hours a day, seven days a week, and valet parking is available.

Riviera Towers converted from a rental building to a cooperative apartment building in 1973. RT houses a lower level six story garage, with four floors of resident parking and a fifth floor with parking for both residents and non-residents.

Riviera Towers residents have easy access and available transportation to Manhattan, well known for its commerce, shopping, theater district, and large medical centers. Access to New York City is only a very short bus, van, ferry, path train, or car ride away.

Boulevard East is lined with trees and has numerous parks facing the Hudson River and the waterfront community below, and breathtaking views of the New York City Skyline. Many visitors enjoy the marvelous panoramic view of New York City, Hudson River bridges, and the river waterfront.

A number of public playgrounds are on Boulevard East, near Riviera Towers; some have slides, swings and climbers for young children. Public tennis courts are located just north of RT.

Nearby 60th Street is the main east-west street in West New York. Riviera Towers is located within close proximity to malls, multiscreen cinemas, a hospital, exercise centers, nursing homes, restaurants, and the area known as Port Imperial.

West New York is an urban community of diverse cultures, traditions, and occupations. It has a population of approximately 50,000. There are six public elementary schools, one middle school, one high school, and the Hudson County Community College located in West New York, as well as several parochial schools. The North Hudson municipalities of Weehawken, West New York, Guttenberg, Union City, and North Bergen are contiguous with common intersecting streets, forming almost a single city layout.

The Town of West New York has a “commission” form of government. Five commissioners are elected; they then choose a mayor from among themselves, and select which of the five municipal departments each will supervise. The Municipal Building, Police Headquarters, and the WNY Public Library are all located on 60th St, just a few blocks west of Riviera Towers.

In prior years West New York was nationally known for its lace and embroidery manufacturing businesses. Nowadays, very few companies still operate in WNY and most residents work in nearby Hudson County or North Jersey communities or commute across the Hudson River to jobs in New York City.

WATERFRONT DEVELOPMENT

The Hudson River Waterfront continues to be developed from the George Washington Bridge area south to Jersey City. River Road, which has been widened in sections, runs north-south from the GW Bridge to the Lincoln Tunnel area. On the West New York waterfront, construction of 4000 new housing units have recently been completed. Several new bus lines now operate along River Road. Also, a new and very popular boutique-type of mall named City Place recently opened on River Road. Just west of River Road is Old River Road, which houses stores and restaurants. The ferry terminal (to New York City) at Port Imperial is described in Transportation (just south of RT on River Road). The new billion-dollar light rail transportation system connects the Port Imperial with Jersey City and Bayonne, and extends north to Bergenline and Tonelle Avenues in Union City and North Bergen.

The waterfront community along River Road consists of town houses, apartment buildings (medium and high-rise structures), senior citizen housing and assisted care facilities.
